An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed electrical wiring, sockets, fuse boards, and circuits in a property. For landlords in England, you must ensure the installation is inspected at least every 5 years and before many new tenancies.

The report classifies any issues found — from urgent safety faults to recommended improvements. Letting agents and borough licensing schemes often ask for a current satisfactory report alongside your EPC and Gas Safety Record.

Why it matters for landlords

Letting without a satisfactory EICR where one is required can lead to civil penalties of up to £40,000 per breach (from 1 November 2025).
