UK Landlord EPC Requirements — 2026 Guide

When is an EPC required?
- Before you market a property to let
- At the start of any new tenancy
- When an existing EPC expires and a tenancy continues or renews
- When selling a property
Minimum EPC rating today
Since April 2020, new tenancies in England and Wales need a minimum rating of E. Properties rated F or G cannot be legally let without an exemption.
Band C from 1 October 2030
The UK government confirmed in the Warm Homes Plan (January 2026) that private rented properties in England must reach a minimum Band C from 1 October 2030, assessed against updated EPC metrics — fabric performance first, then either heating or smart readiness. Properties rated C or above under current methodology before 1 October 2029 may remain compliant until that certificate expires. Landlords who cannot reach Band C after reasonable improvements may apply for exemptions, subject to rules still being finalised.
