1. Who we are
PropBeaver ("we", "us") arranges EPC, Gas Safety (CP12), and EICR inspections for UK landlords. We operate propbeaver.co.uk. Contact: hello@propbeaver.co.uk or WhatsApp.
2. What we collect when you book
When you book or enquire, we may collect:
- Your name, email address, and phone number
- Property address, postcode, and bedroom count (for EPC)
- Your preferred contact method and any notes you add
We do not collect payment or card details on this website. If payment is needed, we arrange that separately (for example via a secure link on WhatsApp or email). Payment providers process card data under their own privacy policies — not on propbeaver.co.uk.
3. What we collect when you browse the website
We use Google Analytics 4 to understand how visitors use propbeaver.co.uk — for example which pages are viewed, how you found the site, and general device or browser information. Google may also collect your IP address (often truncated) and approximate location.
This helps us improve the site and measure whether our content is useful. We do not use this data to identify you personally for marketing, and we do not sell website analytics data.
Google processes this information as our analytics provider. See Google's Privacy Policy and Google Analytics opt-out if you want to limit analytics collection.
4. How we use your information
- To receive and respond to booking requests
- To arrange qualified assessors or engineers
- To confirm appointments and send updates
- To understand website usage and improve our pages (via Google Analytics)
5. How booking requests are delivered
When you submit the booking form, a summary opens in WhatsApp. You choose whether to send it. If you send it, our team receives your details on WhatsApp to process your request. We may also email you if you provide an email address.
6. Legal basis (UK GDPR)
- Booking data: contract performance and legitimate interests (running the service)
- Website analytics: legitimate interests (understanding and improving our website). You can object by using the opt-out link above or adjusting cookie settings in your browser
7. Who we share data with
- Contractors — assessors and engineers assigned to your property receive the details needed to carry out the work
- WhatsApp / Meta — if you send a booking message via WhatsApp, Meta's terms and privacy policy apply to that channel
- Google — analytics data as described in section 3 (Google Analytics 4)
We do not sell your personal data.
8. How long we keep data
Booking records are typically kept for up to 6 years for tax and contract purposes, unless you ask us to delete sooner and we have no legal reason to retain them. Google Analytics data is retained according to our Google Analytics settings (typically up to 14 months for standard reports).
9. Your rights
You can ask to access, correct, delete, or restrict use of your personal data. Email hello@propbeaver.co.uk or contact the ICO at ico.org.uk.
10. Cookies
Essential cookies — required for basic site operation (for example security or load balancing on our hosting). These do not track you across other websites.
Analytics cookies — Google Analytics 4 may set cookies (such as _ga) to distinguish visitors and measure site usage. These are not used for advertising on our site.
You can block or delete cookies in your browser settings. Blocking analytics cookies will not stop you from booking, but we will have less insight into how the site is used.
