If you rent a property with gas appliances, an annual Gas Safety check by a Gas Safe registered engineer is a legal requirement in England. Failure to hold a valid Gas Safety Record (CP12) is a criminal offence — with fines of up to £6,000 and/or up to six months' imprisonment in the magistrates' court, and unlimited fines on conviction in the Crown Court.
