1. About These Terms

These Terms govern your use of propbeaver.co.uk and our services. By booking, you agree to these terms.

2. Our Services — Platform Only

PropBeaver arranges EPC, Gas Safety (CP12), and EICR services. We are a booking and coordination platform — not a regulated inspection body. Services are delivered by independent qualified contractors.

3. Bookings

Bookings are subject to engineer availability. You will receive a booking reference. We will contact you to confirm date and time. You must ensure property access on the agreed date.

4. Pricing and payment

  • EPC pricing is fixed and shown on the booking form before you send your request. A £10 surcharge applies only to inner central London postcodes (WC, EC, W1, SW1, etc.).
  • Gas Safety and EICR are quoted on request via WhatsApp or email.
  • No payment is taken on propbeaver.co.uk. After we receive your booking request, we confirm availability and agree payment separately (for example via a secure link or invoice).

5. Cancellations and Refunds

Cancel at least 24 hours before the appointment for a full refund. Refunds processed within 5–10 business days if we cannot fulfil your booking.

6. Your Responsibilities

Provide accurate property details, ensure safe access, and inform us of hazards or restrictions.

7. Limitation of Liability

PropBeaver's liability is limited to the booking fee paid for the specific service. We are not liable for acts of third-party contractors beyond applicable law.

8. Certificates and Reports

Certificates are issued by qualified professionals, not PropBeaver directly.

9. Governing Law

England and Wales. Courts of England and Wales have exclusive jurisdiction.

10. Changes

We may update these Terms. Continued use constitutes acceptance.
