How Long Does an EPC Last in the UK?
An Energy Performance Certificate lasts 10 years — but you still need a current certificate before every new let. If yours has expired, or you have upgraded heating or insulation, book a fresh assessment so the register reflects the property you are marketing.
Do you need a new EPC for every tenancy?
Not if a valid EPC already exists for the property and is still within the 10-year period. You can check on the EPC register.
When should you renew early?
- After significant energy improvements (new boiler, insulation, windows)
- If you want an updated rating for marketing — especially ahead of the Band C minimum from 1 October 2030
- If the certificate has expired
- Before re-letting after a void period
